Landlord and property insurance

Landlord and Property Insurance

Insurance advice for commercial and residential property owners, landlords and mixed-use portfolios across the UK.

Start with the exposure

Understand the exposure before comparing terms.

Property risks vary with construction, occupancy, tenancy, maintenance and the way rent is earned. We build a clear picture of each building and how it is let so insurers can assess the portfolio on its actual merits.

OAK VIEW

Accurate occupancy and tenancy details matter as much as the building description when arranging landlord cover.

Cover to consider

Built from the risk outwards.

Availability and scope depend on insurer acceptance and the terms offered for your business.

01

Buildings and property owners' liability

Buildings cover and liability exposures can be considered against ownership responsibilities, declared occupancy and policy terms.

02

Loss of rent

Indemnity periods and rental figures should reflect realistic reinstatement times and the lease arrangements.

03

Portfolio structure

A portfolio review can identify different property types, shared limits, location-specific conditions and any unoccupied units.

Practical buying guidance

A change of tenant can change the insurance risk

A residential let, commercial tenant, house in multiple occupation and short-term accommodation can have different underwriting requirements. Give Oak the actual occupancy and tenancy arrangements, including mixed use, subletting and any expected gaps between tenants.

Buildings, landlord contents, property-owner liability and rent-related cover are separate considerations. Damage-triggered loss of rent is not the same as protection against a tenant failing to pay rent; any rent-guarantee or legal-expenses provision needs its own review.

Keep inspection, maintenance and tenancy records, and explain repairs or building works before they begin. Vacancy conditions can apply sooner than expected, even while the owner is arranging a replacement tenant.

Compare the wording, not just the premium

Compare tenant restrictions, malicious-damage wording, escape-of-water excesses, loss-of-rent periods and vacancy duties. Do not assume every cause of unpaid rent is covered.

Common questions

Useful answers before you approach the market.

Can residential and commercial lets sit in one portfolio?+

Possibly, depending on insurer appetite and the mix of property types, tenants, use and locations.

What details are needed for each property?+

Construction, year built, use, occupancy, tenancy, sums insured, maintenance and claims information are commonly required.

Can Oak review a current landlord policy?+

Yes. We can review the declared property details, rent protection, liability, excesses and any special conditions against your current portfolio.
